Is it ok to write out a bill of sale for my 25 year old mobile home?

My recently uncle died without a will, and his father left it up to my late uncle's brother to take circumspection of everything. My late uncle's brother told me i could take control of the full size mobile home. The mobile stamping-ground is over 25 years old with no title in the state of Alabama, and i am wondering if would be legal to put in black out a bill of sale to sell the mobile home to someone.

In most states if the mobile welcoming comfortable with is in a leased space mobile home park, or its just the mobile home that is being sold then you pen out a bill of sale.

If the mobile home is on land and the land is part of the deal then its a real estate negotiation.

BTW I am so sorry for the loss of your Uncle.

GENERAL INFORMATION:

Manufactured homes are governed according to the Code of Alabama 1975, Headline 40 Chapter 12, Section 255. Manufactured homes must be registered within 30 days of buy. Failure to comply with the State law could result in the issuance of a penalty of $10 as well as citation fee of $15. Homeowners who abort to obtain and/or correctly display a manufactured home decal, if found guilty in court, can be fined up to $500.00, and/or sentenced up to six (6) months in the county gaol under Section 40-12-255.

Manufactured Homes must be registered in the License Department or the Tax Assessor's mediation. Decals will be issued in the appropriate office. The License Department decal is a rectangle with the silhouette of the state of Alabama; the Assessor/Collector decal will be square with Ad Valorem Taxes printed on the decal.

Mark WITH TAX ASSESSOR IF:

The Tax Assessor/Collector will register the home if the land and home are in the claim same names. If the home and land were purchased as a package, there will be no sales tax collected; however, if a rubric fee is due, this must be collected. If the land and home are exact and the person lives in it, you will register with the Assessor (homestead can be claimed). If the settle on and home are exact and a family person lives in the home, you will register with the Assessor at a higher tax upbraid.

REGISTER WITH LICENSE DEPARTMENT IF:

The Empower Department will register the home if only the home is owned and not the land. Also, if the home is rented, it must be registered in the Enable Department. You must also pay the appropriate sales tax as well as a title fee if purchased from an individual or an out-of-state wholesaler and home is a 1990 or newer.



BILL OF SALE:

A Bill of Sale is required on all transfers of manufactured homes sold by individuals. If purchased from an Alabama distributor, we must see the bill of sale to verify sales tax has been collected. If purchased from an out of state dealer, a sample of the bill of sale must be made and the appropriate sales tax collected.

Sales tax for Manufactured homes is 2%.

Sales Tax will be unruffled on the amount reported on the Bill of Sale. No Bill of Sale is to be accepted for $1.

TITLES:

Any Manufactured Home 1990 or newer must have a baptize.

If purchased from an Alabama dealer, the title application should be provided by the dealer.

If purchased from an one, the title must be signed and the License Department will apply for the Title. Be sure to look into lienholder information.

DELINQUENT/CITATION/PENALTY:

Once a year, the Tax Assessor and Commission Department inspect all manufactured homes in Madison County. Each homeowner must have their decal displayed. If not, a citation is issued and mailed to each homeowner.

Replaceable filter for Mobile home AC unit Return is 25 by 28?

I lack a replaceable filter to fit in my return for a 2000 model single wide mobile lodgings built by Claytom Homes. The return measures 25 wide 28 dear and around 1/4 deep.

I have used Cut to size Filters by 3M by now can not find them at Lowes or Home depot.

Why not by a hair's breadth buy filters from any local grocery store? If you have difficulty finding 25 x 28, use two filters 25 x 14. It is a standard size and I see it often in the stores.
My ac uses 25 x 32 and I can't find them so I use two 25 x 16s. Good accident.
