A unused mobile home, no utilities are on. How would a buyer get water services to a co-op mobile home. Where would a water duct valve be at for a co-op?

Financed mobile home, co-owner bailed, bill of sale did not work, I can't afford it, what are my options?

- been annoying to sell it for 3 years now, no takers that can qualify and park does not allow renters or bill of sales anymore.
- the greensward rent and the mobile rent are my responsibility and my co-owner refuses to have anything to do with it anymore, won't pay a dime. I virtuous need some options given to me. I know if I let it go, the finance company can put a lien on my contemporaneous house and then go after me for more than I owe on it now. Co-owner does not have his name on his current house, so there might be nothing to go against him in the end except bad credit. No telling what the garden can do. What are some options out there?

It is no astonish that you are having trouble selling it at or above the amount you owe. I don't understand what you mean when you say the park doesn't admit bill of sales and that could be key. If you can't rent it at the park, can you move it somewhere you can? Of course there is an expense to do that but income on a rental with a minuscule expense is better than an empty rental with no income. You could sue your co-owner to get them to start paying their portion. If they still decided not to pay the judgment would follow them the rest of their days with an extra 12% per year tacked on to the dollar amount the size up deems as fair. Not everyone wants to go to court so you might have to take a loss by selling it below the amount you owe and/or perhaps marketing it as a "farm out to own" (aka contract for deed) situation which might be be a loophole in the park rules about renting. The only other reaction I can think of is to take a home equity loan on your house to pay off the loan on the mobile home which would allocate you to secure your credit rating and allow you to write off the interest on the loan.

Can someone co sign for mobile home loan?

My fiance and I want to buy a mobile family, he makes good money, i dont, he has bad credit, i have OK credit. My aunt offered to co-advertisement for us. Is there a way to do this? Or do we have to wait and work on our credit?


That shouldn't be a problem to have the aunt cosign. However like the other notice noted mobile homes are horrible investments. They have titles similar to cars and considered a depreciating asset ( basically a jotting that ONLY go downs in value) Please think long and hard about purchasing a mobile home. Later you may have a indefatigable time selling it.

May I kindly make a suggestion that might work better for you? In most areas of the hinterlands the housing market is bad... many sellers cant find buyers. Can you and your finance perhaps look into buying a matter-of-fact home or cottage and having the owner holding the mortgage. You would not be as much subject to bank acclaim ratings. Just make sure you have a lawyer help you. You may ask how do I find properties that might be acquiescent to sell in this manner?
* Try looking in a local paper for owners selling later on and ask if they would consider holding the mortgage.
* Place your own small ad stating that your looking for a seller/ P willing to hold the mortgage on a small affordable home for a HARD WORKING Pair.
