what are the co signer requirements for the refinance of a mobile home in CA?

My mom is looking to re-fi her mobile accessible and needs a co signer. a couple lenders I talked to said the co-signer must be a resident of the home, but the co-signer lives out of affirm. is this a requirement for all mobile home loans or just a few?

Co signer needed cuz agreement with father passed and only income is mom's social security and the pmts are too high. we don't craving her to lose the home

This allows you to hamper your credit 3 times a year for free. Don't sign up or buy anything at the website. Try to correct anything 'No' by getting up to date on payments and repairing any written off debt.
